Playground Turf Maintenance
To protect your investment, promote longevity, and keep your synthetic looking as fresh as the day
it was installed, Southwest Greens recommends joining our Annual Maintenance program.
New Installations
Great News! If your first maintenance is completed within the first 18 months of the original
installation’s anniversary date, Southwest Greens Midwest will extend your workmanship warranty by
one year. If you continue with the Southwest Greens maintenance program for consecutive years,
your workmanship warranty will be extended 1 year for each consecutive maintenance for a
maximum of 10 years. This means that you will NOT be charged for any workmanship warranty
repairs while you are under our extended workmanship warranty.
Maintenance Task
As part of Southwest Greens’ regular maintenance, the task is simple: make your product shine
as close to the original installation as possible. This is accomplished by Southwest Greens
completing the following steps:
- Power broom or vacuum the surface to remove debris and lift trapped fibers.
- Verify that all seams are secure; check perimeters to ensure they remain glued and
stapled (especially after winter freeze/thaw). - Inspect sand infill levels; add infill if needed (see cost per bag).
- Pull weeds and apply Non-Toxic Weed Killer if necessary.

Pricing increases $250 and includes 1 additional repair man-hour for each 2,500 SF increment.
For the majority of homeowners, an artificial turf installation is a considerable investment, and therefore requires proper care and maintenance to ensure that they get the most out of their golf green or lawn.

This cost is provided on a per-job basis, and we recommend that you have another school in your area do maintenance at the same time. This will allow us to split the travel cost between the daycares.

Repair Description
Synthetic turf installations for daycare centers have undergone significant changes over the past decade. Below are some of the issues you may be experiencing, along with our planned approach to addressing them.
Nailer Boards
Gravel that contains dust retains moisture. This moisture allows lime from the gravel to be absorbed into treated nailer, which accelerates deterioration and causes them to rot.
- Additionally, sidewalks to which treated nailer are attached contain lime. Over time, the treated lumber absorbs this lime, further contributing to rot and premature failure.
Fix – Replace the nailer boards with composite boards that will last indefinitely.
Seam Separation
- Seams are separating because the turf is shrinking or the adhesive is not working correctly.
Fix – We will re-seam with a better adhesive, and if need be, we will add turf between the seams. Of course, the turf will not match, but it will prevent tripping and future gaping
Turf Degradation
- The fibers of the turf are either tearing out or are starting to wear thin. This is a normal wear-and-tear process, but it can be slowed down. Most of the time, it’s likely that the wear is sped up by the heat, caused by the lack of infill. We recommend that you have at least 3lbs of infill per square foot on a playground turf that is 1.5” in height.
Fix – Add infill / Sand / Wonderfill – The infill will absorb the heat from the sun and prevent your turf from just baking in the sun.
Sink Holes
- When you look at your turf, you see large or small dips in the grass, and it feels uneven when you walk on it.
Fix – Lift the turf and add gravel to the base, and compact to give you a smooth surface, and replace turf
